Eden Prairie, MN Garage & Yard Sales: Frequency, Duration & Permits (2026)

Section 11.11, Subdivision 4.J of the Eden Prairie City Code lists four conditions that govern garage sales in the R-1 Districts, and an identical set applies in the Rural District under Section 11.10, Subdivision 4.E. First, a garage sale can happen only at a property improved with a dwelling unit that has already been issued a Certificate of Occupancy, so a vacant lot or a home still under construction cannot host one. Second, no dwelling may hold more than four garage sales in any twelve-month period, counted on a rolling basis rather than by calendar year.

Third, any individual sale is capped at four consecutive days; a longer sale, or a fifth sale within the same twelve months, exceeds the ordinance regardless of how the seller labels it. Fourth, any sign advertising the sale has to comply separately with the sign standards in Section 11.70. Because the frequency and duration limits sit inside the general requirements and conditions for the district rather than inside a stand-alone permit section, no advance application or fee is required, but the four-sale and four-day caps still apply automatically to every household.
