Eden Prairie, MN Parking Rules: EV Charging (2026)

Section 11.43, Subdivision 3.F of the Eden Prairie City Code sets off-street parking requirements by land use in a table covering residential, office, retail, industrial, public and recreational uses. Item 4 following that table adds a citywide credit: an electric vehicle charging station counts as one parking space toward the minimums set in the table, in every zoning district, without any separate cap on how many EV spaces can count. The same sentence exempts electric vehicle supply equipment, the charging hardware and its mounting, from the setback standards that Subdivision 4 otherwise imposes on parking-lot improvements, such as the 10-foot side/rear and 5-foot building setbacks that apply to lots of five or more stalls.

Subdivision 3.F.3 separately notes that the Mixed Use, Transit Oriented Development and Town Center Districts under Sections 11.24, 11.26 and 11.27 carry their own, district-specific parking tables rather than the general use table, though the electric-vehicle counting rule in item 4 is written to apply in all districts. Because EV charging spaces are counted the same as any other required stall, they still have to meet Subdivision 4's stall dimensions, screening and surfacing rules; they just cannot be sited under the ordinary setback restriction that would otherwise push charging equipment away from a lot line.
