A typical ARC turnaround under CCRs is 30 to 45 days; if the ARC fails to respond within the stated time, many CCRs deem the request approved.
Unauthorized exterior modifications can result in HOA enforcement including fines up to $200 per violation under Property Code 209.006, required removal of the improvement, and recorded liens. If the owner prevails showing the HOA violated statutory protections, attorney fees may be recoverable under Property Code 209.008.
