Customer visits to home businesses must not exceed traffic levels normal for the residential area. Code Compliance investigates excess traffic complaints.
The Corpus Christi Unified Development Code requires that home occupations remain clearly incidental to the residential use of the property, which includes keeping customer and client traffic at levels consistent with a residential neighborhood. The UDC does not specify a precise number of daily client visits, but the general standard is that the volume and frequency of traffic must not be substantially greater than what is customary in the residential district. This means high-volume customer operations such as retail storefronts, tutoring centers with multiple simultaneous students, or service businesses with continuous appointment scheduling are unlikely to comply. Parking for clients must occur on the property or legally on the street without blocking driveways, fire hydrants, or sight lines at intersections. No commercial loading or unloading activity is permitted that would create noise or congestion beyond what is normal for the area. Deliveries by commercial freight vehicles, especially those larger than standard parcel carriers, may also trigger enforcement action if they occur frequently. Code Compliance officers may investigate complaints from neighbors regarding excessive traffic, and sustained violations can result in orders to cease the home occupation. Operators of businesses expecting regular client visits should consult Development Services to determine whether their anticipated traffic level is consistent with home occupation standards or whether an alternative commercial location would be required.
