The Corpus Christi Unified Development Code defines a home occupation as any occupation or activity that is clearly incidental and secondary to the use of the premises for dwelling purposes. Home occupations are allowed as accessory uses in all residential zoning districts, including RS-6, RS-4.5, RM-1, RM-2, and RM-3, provided operators meet performance standards set out in the UDC. The business must be conducted entirely within the dwelling or an attached garage, and the area devoted to the occupation typically cannot exceed 25 percent of the gross floor area of the residence. The activity must not generate noise, vibration, odor, dust, smoke, or electrical interference detectable beyond the property line. No exterior alterations that change the residential character of the structure are permitted, and outdoor storage of materials, equipment, or commercial vehicles is prohibited. Only residents of the dwelling may conduct the business, with a maximum of one nonresident employee allowed on the premises at any time. Client or customer visits must be limited in frequency so that traffic and parking impacts remain consistent with a residential neighborhood. Prohibited home occupations typically include auto repair, commercial kennels, restaurants, welding shops, and retail establishments that generate walk-in trade. Violations of home occupation standards are handled through the Code Compliance Division and may result in notices of violation, fines, or revocation of the right to operate. Texas Local Government Code Chapter 211 authorizes Corpus Christi to adopt and enforce these zoning regulations as a home-rule municipality.
