Home occupations in North Miami must not generate customer traffic beyond what is typical for a residential neighborhood under Chapter 29 (Land Development Regulations). The business must remain incidental and secondary to the residential use of the property. Businesses that regularly attract customers, clients, or deliveries to the home may not qualify as permitted home occupations.
Under Chapter 29 of the North Miami Code, home occupations must not generate traffic, noise, or other impacts that exceed what is typical for the residential neighborhood. The business must be conducted entirely within the dwelling and must remain clearly incidental to the residential use. Frequent customer visits, regular client appointments, commercial deliveries, and vehicle traffic associated with business operations may disqualify the activity from home occupation status. Businesses that serve walk-in customers, operate retail sales from the home, or generate regular vehicle traffic should explore commercial zoning locations instead. The restriction on customer traffic is intended to preserve the residential character of neighborhoods and prevent commercial encroachment into residential zones. Parking for any business-related visitors must comply with all residential parking rules, including the prohibition on lawn parking and the two-vehicle limit on the street.
Home businesses generating excessive customer traffic may receive Code Compliance violations and be required to cease operations or relocate to a commercially zoned location. Contact Code Compliance at (305) 895-9825.
