Homestead, FL Home Business: Customer Traffic Restrictions (2026)

Homestead allows home occupations in any zoning district under Sec. 6: the home cannot be used to receive inventory, clients, customers, or pedestrian or vehicular traffic of any kind related to the business, with the sole exception of normal residential mail and package delivery. That rule sits inside a broader set of home occupation criteria: only family members residing on the premises may work in the business, the use must stay clearly incidental and subordinate to the residential use, and the business space cannot exceed 20 percent of the home's floor area including the dwelling, garage and any accessory structure.

The activity cannot alter the home's exterior, involve outdoor storage, or generate noise, vibration, glare, fumes or odors beyond what the zoning district would normally see. A permit applicant certifies compliance with these conditions in a signed, notarized statement filed with the development services department and grants the city the right to enter and inspect the home when there is probable cause a violation exists. If a permittee later violates the no-traffic condition or any other permit term, the director of development services can revoke the home occupation permit after written notice of the specific grounds for revocation.
