Corvallis, OR Home Business: Signage Rules (2026)

Corvallis Land Development Code § 1.6.30 standard (a) prohibits any exterior display indicating that a dwelling is being used for anything other than residential purposes, which is the core rule limiting Home Business signage. The only carve-out the Code allows is signage that is consistent with Section 4.7.90.01 of Chapter 4.7 - Sign Regulations, the sign provisions cross-referenced directly in the Home Business definition. Garage sales are the single named exception to standard (a) itself: the Code states plainly that garage sales are exempt from the no-display provision, so a temporary garage sale sign does not have to meet the same sign-consistency test that a home-based business, tutoring service, or Bed and Breakfast operating from a dwelling does.

Because standard (a) is written as a no-display rule with a narrow signage carve-out rather than a standalone sign-permit process, a Home Business operator does not file a separate sign permit application to display a compliant sign; the exterior-display prohibition and its exception are enforced the same way as the other five Home Business standards in § 1.6.30, through Community Development Code Enforcement acting on complaints under LDC Chapter 1.3 - Enforcement. A sign that goes beyond what standard (a) allows, such as a lit business sign, a sandwich board, or product displays visible from the street, converts what would otherwise be a lawful Home Business into a Code violation for exceeding the residential-appearance standard.
