Edison's Chapter 37 sign provisions sharply restrict commercial signs in residential zones. Most home occupations are not allowed any exterior business signage. A small professional identification plaque is sometimes permitted for traditional professional offices, subject to Zoning Officer approval.
Edison regulates signage through the sign provisions of Chapter 37 (Zoning). In all residential zones, the default rule is that no commercial sign is permitted on the property - because the underlying use is residential, advertising a business is not a permitted accessory feature. The exception under Chapter 37, where Edison follows the typical New Jersey approach for traditional professional home offices, is a single small, non-illuminated professional identification plaque attached flush to the wall of the dwelling, typically limited to 1 to 2 square feet in area, displaying only the practitioner's name and profession (e.g., 'Jane Smith, Attorney at Law'). A practitioner who wants such a plaque must include it in their zoning application and obtain the Zoning Officer's explicit approval. Free-standing yard signs, illuminated signs, signs with phone numbers or marketing copy, and signs visible from the public right-of-way other than the small professional plaque are not permitted. Vehicles parked in driveways with commercial lettering or wraps are not regulated as signs but are subject to Chapter 7 (Traffic) parking restrictions on commercial vehicles in residential zones (see parking entries). Temporary garage-sale signs and political signs are governed by separate Chapter 37 provisions. Home occupations operating with a use variance may have specific signage conditions imposed by the Zoning Board of Adjustment as part of the variance grant.
Posting unpermitted commercial signage at a home business is a Chapter 37 violation. The Edison Zoning Officer issues a notice of violation and an order to remove the sign, with continuing daily fines under the Township general penalty schedule if the sign remains in place after the abatement deadline.
