Hendersonville Zoning Ordinance Chapter 10.4.10 prohibits exterior alterations that change the residential character of the principal building, including exterior business signs, unless authorized by Chapter 13 (Signs). Chapter 13 effectively bars commercial signage in residential districts: only a small permanent nameplate (no logo, no commercial message, max 6 sq ft, one per building) is allowed for a residence. Because Tennessee has no home-based business preemption, the city's restrictive sign rules apply in full.
Hendersonville Zoning Ordinance Chapter 10.4.10 states that for a Minor Home Occupation 'no exterior alteration that changes the residential character of the principal building shall be permitted' and 'no exterior building signs shall be permitted unless authorized by Chapter 13 of the Hendersonville Zoning Ordinance (Signs).' Chapter 13 of the Hendersonville Zoning Ordinance is the city's comprehensive sign code (published as the city's 'Sign Ordinance'). In residential districts, Chapter 13 generally permits only a single residential nameplate — limited to six (6) square feet in area, containing no logo or commercial message, constructed of permanent material such as bronze or masonry, and permanently affixed to the building, with only one sign per building. Freestanding business signs, illuminated signs, internally-lit signs, A-frame/sandwich signs, banners, window signs that advertise a business, and any sign that announces a home occupation are not permitted in residential zones. Lettering on a personal or business vehicle owned by the resident and parked at the home is generally allowed (it is a vehicle, not a regulated sign) but the resident is still subject to the Chapter 10.4.10 limit of one commercial vehicle on the premises with business name/logo (wreckers prohibited). Hendersonville's separately-published Prohibited Signs handout confirms that signs not expressly permitted by Chapter 13 or otherwise exempted are prohibited.
Unpermitted signs are enforced by the Building Codes & Zoning Compliance office through the city's general zoning penalty (Municipal Code § 1-407), with the sign subject to removal and possible Municipal Court action. The Minor Home Occupation Permit may also be revoked for non-compliance with Chapter 10.4.10.
