Pima County Zoning Code Chapter 18.09 allows home occupations in residential zones with conditions. The business must be secondary to residential use, conducted entirely indoors, and produce no external evidence of commercial activity. Pima County permits home occupations as an accessory use in all residential zoning districts (CR-1 through CR-5, SR, SH, GR-1) under Chapter 18.09 of the County Zoning Code. A home occupation must be clearly incidental and subordinate to residential use of the dwelling. The business must be conducted entirely within the dwelling or an enclosed accessory structure and must not change the residential character of the property. No more than 25% of the total floor area of the dwelling may be devoted to the home occupation. The business operator must be a resident of the dwelling. Outside storage of business materials, inventory, or equipment is prohibited. No noise, odor, vibration, smoke, dust, electrical interference, or other impacts detectable beyond the property line are permitted. A Type II home occupation permit may be required for businesses generating customer visits, additional vehicle traffic, or employing non-resident workers.
