The Oro Valley Zoning Code allows home occupations in all residential zoning districts as an accessory use, provided the business does not change the residential character of the property. The business must be conducted entirely within the enclosed living area of the primary dwelling or an attached garage; detached accessory structures are generally not permitted for business use. The business owner must reside on the premises. No more than one non-resident employee may work on-site. The business cannot occupy more than 25 percent of the total floor area of the dwelling. Outside storage of business materials, equipment, or inventory is prohibited. The business must not produce noise, vibration, smoke, dust, odor, heat, glare, or electromagnetic interference perceptible at the property line. No business signage is permitted on the property or along adjacent roadways. Customer or client visits must be limited to avoid generating traffic that would be unusual for a residential neighborhood. Vehicle-based businesses such as auto repair, painting, or equipment rental are prohibited. Professional services, consulting, online businesses, and craft production in small quantities are typical approved home occupations. A home occupation permit is required before commencing business activities.
