Pageland, SC Home Business: Zoning & Home Occupation Permits (2026)

Sec. 4-6 of the Town of Pageland Zoning Ordinance permits home occupations in any residential district, but conditions that permission on meeting every one of twelve listed requirements, lettered A through L. The business must be carried on wholly inside the principal building, with attached garages usable only for storing parts and materials (A), and the floor area devoted to the occupation cannot exceed 25 percent of the principal building's floor area (B). No outdoor activity, storage, display, or refuse area is allowed in any yard (C), and no signs are permitted at all (D).

Merchandise cannot be displayed so it is visible from outside the building (E), and the operator cannot employ anyone who does not reside in the home (F). The occupation must be properly licensed and cannot generate noise, glare, heat, vibration, smoke, dust, or odor perceptible to neighbors beyond normal residential use (J), cannot involve retail sale of merchandise manufactured off the premises (K), and cannot be rented out for parties or receptions for a fee (L). Traffic and parking are separately capped at normal residential levels under subsections G and H.

Because the ordinance requires every listed condition to be satisfied simultaneously, a business that trips even one, such as hiring outside staff or storing inventory in the yard, loses its by-right status and becomes a zoning violation the Zoning Administrator can act on.
