The 2024 Selma Zoning Ordinance update reorganized home occupation regulations into Minor and Major Home Occupation categories under SMC Title 11. Minor home occupations are low-impact businesses conducted entirely within the dwelling that generate no customer visits, no employees, and no visible evidence of commercial activity from the street. Major home occupations may involve limited customer visits or a single non-resident employee but require additional conditions to mitigate neighborhood impacts. All home occupations must obtain a Selma business license. The business must be conducted within the dwelling or an approved accessory structure and must not alter the residential character of the property. Prohibited home occupation activities typically include auto repair, welding, manufacturing, and any use that generates noise, odor, vibration, or hazardous materials beyond normal residential levels. Storage of commercial inventory must be contained entirely within the home. Outdoor storage of materials or equipment is not permitted.
