Waco permits home occupations in residential zones under specific conditions. The business must be secondary to residential use and not create traffic, noise, or visual impacts that alter the neighborhood character.
Waco's zoning ordinance (Chapter 28) allows home occupations as accessory uses in residential districts. The home must remain primarily residential in character and appearance. No more than 25% of the home's floor area may be used for the business. Only residents of the home may work in the business (no outside employees on-site). Business activity must not generate traffic, parking, noise, or odors beyond what is normal for a residential area. Exterior signage advertising the home business is generally prohibited. Businesses requiring customer visits, deliveries of commercial goods, or storage of hazardous materials are typically not allowed as home occupations.
Zoning violation citations. Fines and orders to cease the business use.
