Yakima, WA Landscaping Rules: Artificial Turf (2026)

Yakima Municipal Code does not contain a chapter or section addressing artificial / synthetic turf on private residential lots. There is no city permit, no square-footage cap, and no specific approval required for residential artificial-turf installation. Where the YMC does impose landscaping requirements — most notably YMC Chapter 15.07 (Sitescreening) for commercial and multi-family buffers — the standards reference living plantings (Standard B's 'living evergreen screen at least six feet in height within three years'); synthetic turf would not satisfy a required living-screen standard, but it is not separately banned. Unlike Colorado (HB 13-1183) and Florida (s. 720.3075 Fla. Stat.), Washington State does not have a statewide HOA xeriscape / drought-tolerant landscape protection statute, so private HOAs in Yakima may set their own rules on whether artificial turf is permitted, and those CC&Rs are enforceable as a matter of state contract law. Any installation must still comply with YMC 11.40 nuisance standards (no debris accumulation) and YMC Title 12 stormwater requirements where applicable (large impervious additions may require drainage review).
