Cass County, MO Parking Rules: Commercial & Oversized Vehicles (2026)

The Cass County Zoning Order regulates accessory uses on any residentially designated parcel, and its list of permitted accessory uses draws a hard line on oversized commercial equipment. 030 states plainly that exterior storage or parking for more than a thirty-day period of any commercial vehicle or bus exceeding a three-ton hauling capacity, as rated by the manufacturer, is prohibited. The same accessory-use list caps ordinary accessory vehicles, such as boats, boat trailers and camping units, at one of each type stored on a hard surface within the setback areas, so the county treats heavy commercial trucks and buses differently from personal recreational vehicles.

The rule applies to land in the unincorporated area regardless of the underlying residential district designation, and it sits alongside other accessory-use limits such as the ban on using accessory structures as dwellings and the requirement that detached accessory structures stand at least ten feet from the principal structure absent County approval. Property owners with a commercial truck, box truck, dump truck or bus rated above three tons need to move it off the property, or into an enclosed garage, before the thirty-day exterior storage window closes.
