In unincorporated Solano County, commercial vehicles associated with a home-based business are limited by Solano County Code Β§28.72.40 (Home Occupations). Type I home occupations may keep no more than one work vehicle or truck of one-ton or less capacity at the residence; cottage industries are capped at one work vehicle plus two employee vehicles in public view.
Section 28.72.40 of the Solano County Zoning Code distinguishes between Type I Home Occupations and Cottage Industries. Type I Home Occupations are limited to no more than one vehicle or truck with a maximum one-ton capacity used in connection with the home business (Β§28.72.40(B)(2)(c)(7)). Cottage industries β a larger, conditionally permitted home business β may keep one work vehicle and two personal employee vehicles in public view (Β§28.72.40(B)(1)(e)(5)). Larger commercial vehicles, tractor-trailers, dump trucks, or fleets are not permitted on residential lots and must be parked at a properly zoned commercial or industrial property. Agricultural districts allow farm-equipment storage in connection with a lawful agricultural pursuit. Cities within Solano County (Vallejo, Fairfield, Vacaville, Suisun City, Benicia, Dixon, Rio Vista) regulate commercial vehicles separately inside their respective municipal limits.
Exceeding the one-vehicle limit for a Type I home occupation, or keeping commercial vehicles on a residential lot in violation of Β§28.72.40, is a zoning violation enforced by Solano County Resource Management Code Compliance through administrative citations, abatement orders, and ultimately misdemeanor prosecution under Chapter 28 enforcement provisions.
