Daly City Municipal Code Section 17.34 requires two to six off-street parking spaces for single-family homes based on habitable square footage, sets minimum garage and driveway dimensions (8.5 ft wide driveway, 19 ft length), and Section 10.32.165 prohibits parking on front yards with a $60 fine.
Title 17 (Zoning Code) Section 17.34 of the Daly City Municipal Code sets off-street parking requirements for all new structures, developments, and additions. Single-family dwellings need 2 spaces at 1,500 sq ft or less of habitable space, scaling up to 6 spaces above 2,500 sq ft. Required garages must meet minimum interior dimensions: one-car garages 10 ft wide by 19 ft deep with an 8 ft wide door; side-by-side garages 17 ft interior width with a 14 ft door; tandem garages 10 ft wide by 38 ft deep. Where an existing garage is shallower than 38 feet, the dimension may be reduced to 19 feet if the driveway provides 19 feet measured from the back of sidewalk (or 16 feet with a maximum 6-foot door recess). Driveways must be at least 8.5 feet wide. Garage spaces must stay clear of permanent and appliance obstructions, and required garage spaces must be served by an overhead door with a working automatic opener. Conversions of non-habitable to habitable space must keep at least two parking spaces, and an existing side-by-side configuration may never be eliminated. Separately, Section 10.32.165 prohibits parking on front yards (grass or dirt), and Section 10.32.160 prohibits parking on private property without the owner's consent.
Parking on a front yard (grass/dirt) is cited at $60 under Section 10.32.165, and parking on someone's private property without consent at $40 under Section 10.32.160, per the city's Citation Fees Schedule. Garage conversions or additions that remove required parking will not receive Planning Division approval.
