Under Article 13 of the Polk County Zoning Ordinance, any use with a gross floor area of 6,000 square feet or more that requires deliveries or shipments must provide off-street loading facilities. For retail, industrial, warehouse, freight and similar uses, one berth is required at 6,000-24,999 sq ft, two at 25,000-79,999, three at 80,000-127,999, and one more berth for each additional 72,000 sq ft. Public-assembly uses over 30,000 sq ft have their own berth schedule. Each loading space must be at least 250 square feet (excluding maneuvering area) and must be paved. No part of a truck or van may extend into a public thoroughfare or right-of-way while being loaded or unloaded.
Insufficient or unpaved loading facilities is a zoning/site-plan violation; blocking the right-of-way during loading is prohibited by the ordinance.
