Layton, UT Parking Rules: Loading Zones (2026)

150 bars erecting, altering, expanding, or occupying a building for manufacturing, storage, warehouse, goods display, department store, grocery, hotel, hospital, mortuary, laundry, or dry cleaning use, or any similar use involving vehicle receipt or distribution of materials or merchandise, unless adequate off-street loading space is provided; buildings already occupied on the ordinance's effective date without such space are exempt unless later enlarged or their occupancy changes. Subsection 2 requires each use to provide however many loading berths are needed to properly service it, plus adequate ingress and egress; where a loading dock adjoins a residential zoning district, the dock must be screened by a light-tight masonry wall or solid fence at least six feet tall, and the City may also require a landscape buffer maintained in perpetuity by the commercial or industrial use.

Subsection 3 keeps loading space on the same lot as the use it serves and bars any loading, unloading, or service arrangement that would use a public street or sidewalk, unless Layton City has approved designated on-street loading in that area. Subsection 4 prohibits decreasing existing loading facilities once provided; they must be maintained for continuous use. 12 alongside the parking-area design rules and are administered through the same site plan review that the Community and Economic Development Department runs for permitted uses.
