Full Breakdown
St. George City Code section 10-20-6 requires any building erected, occupied or expanded after October 2019 for manufacturing, storage, warehousing, retail display, department or grocery store, hotel, hospital, or similar uses involving vehicle delivery of goods to include adequate on-site space for standing, loading and unloading. That space must keep delivery activity clear of private-drive aisles, parking areas, and public streets and alleys, and the code bars counting any part of the required loading area toward a project's minimum parking or access requirements. The city's zoning administrator reviews this as part of site plan approval; it applies citywide within St. George, not to the unincorporated county.
Violations & Fines
Building without adequate on-site loading space, or double-counting loading area as required parking, is a zoning code violation addressed through the city's site plan review and permitting process rather than a standalone fine schedule.
