Registered RVs, campers, boats and personal watercraft are exempt from the outdoor-storage nuisance rule and may be kept on your residential parcel. An RV may only be lived in temporarily during construction (with a permit) or to care for an infirm resident; general use as a dwelling is not allowed.
Washoe County treats outside placement of items for more than 72 hours as outdoor storage (WCC 110.306.35), but subsection (d)(4) exempts registered recreational vehicles, campers, boats, personal watercraft and motorcycles. Occupying an RV or travel trailer as living quarters is limited: during construction of a permanent home with an active building permit (up to 18 months, extendable to 37), or one self-contained unit for a caregiver of an infirm resident under an annual administrative permit (WCC 110.310.35). Self-contained temporary camping by non-paying guests is capped at 14 consecutive days, 4 visits per year. City of Reno and City of Sparks set their own rules.
Code enforcement (775-328-6106) can require unregistered or improperly stored vehicles to be removed or screened from public view; unpermitted RV occupancy is a code violation abated under WCC Chapter 100/125.
