Full Breakdown
Aurora's health and housing code lets the city manager or an authorized representative inspect any dwelling, dwelling unit, or rooming unit citywide to check compliance with the code's sanitation, heat, plumbing, and structural standards. Inspectors must show credentials and request entry; if an owner or occupant refuses, the city can get a municipal court inspection warrant, and refusing that entry is itself a violation. A substandard finding triggers a written notice giving 7 to 120 days to correct the problem, with an appeal or variance available through the board of adjustment and appeals within 30 days. This is separate from the multi-family rental licensing program the code also references.
Violations & Fines
Refusing lawful entry after a warrant, or ignoring a notice of violation, is a separate offense; uncorrected violations can lead to a placard vacating the unit as unfit for habitation.
