Bergenfield Chapter 239 requires annual registration and inspection of nonowner-occupied single-family and two-family rentals by February 15 with a $50 minimum fee.
Owners of all two-family and nonowner-occupied single-family structures must submit an annual registration to the Borough Code Enforcement Official no later than February 15 each year and schedule an annual compliance inspection at that time. An inspection is also required whenever a change in occupancy occurs to verify compliance with New Jersey statutes and Borough ordinances. The minimum registration fee is $50. The fee is waived for senior citizens and veterans approved for the New Jersey Senior Citizen's Property Tax Deduction (N.J.S.A. 54:4-8.43) or the Veteran's Property Tax Deduction (N.J.S.A. 54:4-8.13).
Failure to register, schedule the inspection, or correct cited violations subjects the owner to penalties under the chapter and may result in withholding of certificates of occupancy until compliance is achieved.
