Pageland, SC Right to Farm: Agricultural Zoning Protection (2026)

Appendix A, Article 3, Table 1 of the Pageland Town Code (Schedule of Permitted and Conditional Uses) governs where agricultural activity may occur inside town limits. Under the "Agricultural Uses" heading, Crop Farming is marked "P" (permitted by right) in the R-8, R-6, GRR, LI and BI districts, but "N" (not permitted) in GR, RC, NC, CC and GC. " as "N" in all ten zoning districts, meaning there is no district in Pageland where keeping livestock, poultry, swine or horses is a listed permitted or conditional use.

Under "Accessory Uses to Residential Uses," the table separately permits "Non-Commercial Horticulture or Agriculture, but Not Including the Keeping of Poultry or Animals" as a matter of right in the R-8, R-6, GR, GRR and RC residential districts, explicitly carving animals and poultry out of that household-gardening allowance. Because zoning use determinations for anything not explicitly listed fall to the Zoning Administrator under Section 3-2, a use resembling farming but not literally "Crop Farming" would be measured against these listed categories for similarity, intensity and impact before being allowed.

There is no separate right-to-farm statute of local origin in the Pageland Town Code; the zoning table itself is the operative restriction on where farming and livestock-keeping can occur.
