Santa Fe, NM Short-Term Rentals: Host Platform Liability (2026)

2(A)(5)(o) of the Santa Fe Land Development Code extends the short-term rental ordinance's compliance duties beyond the property owner to the platforms that host the listings. 2(A)(5)(b)(iii) to include that number in all advertising. Once the city notifies a platform that a listed permit or registration number is invalid, whether because the permit lapsed, was revoked, or never existed, the platform has five business days to deactivate that listing, giving the land use department a direct enforcement lever against listings it cannot reach through the owner alone.

The platform must also file a monthly report with the city that pairs the web address of every property it lists in Santa Fe with the permit or registration number tied to that listing, letting the land use department cross-check active listings against its own permit and registration rolls without searching each platform manually. 2(A)(5).
