The LA County Board of Supervisors adopted the Short-Term Rental Ordinance on April 9, 2024, with compliance required by October 7, 2024. Un-hosted stays (where the host is not present) are capped at 90 nights per calendar year per property. Hosted stays (host present during the rental) are not subject to a night cap. The host must reside at the dwelling for at least nine months per year to qualify for an STR registration. Properties in the Santa Monica Mountains Local Coastal Program area may have additional restrictions. The ordinance aims to balance tourism revenue with housing availability in unincorporated communities like Altadena, Hacienda Heights, and Rowland Heights.
Operating without registration or exceeding the 90-night cap is subject to administrative fines. First offense $1,000, second offense $2,000, third and subsequent offenses $5,000. Hosting platforms must delist non-compliant properties.
