Sedona City Code §5.25.100 requires owners to conduct a sex-offender background check on every booking guest at least 24 hours before check-in. No sex offender may rent or occupy an STR.
The owner or designee must run the check, or rely on the online lodging marketplace's check, and retain a copy for at least 12 months. The city may demand a copy at any time. Platform failure to run a check does not relieve the owner. Sedona was among the first AZ cities to add background screening as a city-level STR requirement, effective February 2023.
Allowing a known sex offender to occupy an STR is a per-incident violation. Repeated noncompliance can trigger permit revocation under §5.25.120.
