Unincorporated Larimer County requires every short-term rental to provide a minimum of two on-site parking spaces paved with concrete, asphalt, or similar material. Lots of two acres or less are limited to four vehicles. On-street parking and parking on neighboring properties are prohibited.
Under the Larimer County STR ordinance and Land Use Code, every licensed short-term rental in unincorporated Larimer County must provide a minimum of two off-street parking spaces on the rental property itself. Spaces must be surfaced with concrete, asphalt, recycled asphalt, or similar all-weather material; gravel and compacted dirt do not satisfy the surfacing standard for required spaces. Properties of two acres or less are capped at four guest vehicles parked on the property at any time, calibrated to the 10-guest occupancy maximum and to neighborhood compatibility goals. Larger parcels above two acres may accommodate additional vehicles where setbacks and screening allow, subject to review during the Certificate of Occupancy process. On-street parking by guests and parking on neighboring private properties without consent are prohibited and trigger immediate enforcement under the STR ordinance, separate from any Sheriff or Colorado State Patrol traffic action. Operators must post parking rules inside the unit. RV, trailer, and oversized-vehicle parking is governed by underlying zoning and is not exempted by the STR license. Insufficient on-site parking, unpaved required spaces, or guests parking on the street or neighboring properties are STR ordinance violations subject to citation, fines, and possible license suspension or revocation by Community Development.
