Coconut Creek, FL Short-Term Rentals: Short-Term Rental Permits (2026)

Section 13-322(c) of the Coconut Creek Code makes registration a precondition to operating: no person shall operate a vacation rental, or permit one on property they own or lease, without first registering the property, and a current registration certificate is the sole evidence of registration. Subsection (d)(7) repeats that operating without one is unlawful anywhere in the city limits. Vacation rentals are allowed in all residential zoning districts once registered and in compliance with the section and the district rules.

The application goes to the sustainable development department. Section 13-322(e)(1) requires owner contact information, an exterior site plan showing property lines, parking, pools, garbage can storage and fences, an interior floor plan showing bedrooms, exits, fire extinguishers and smoke and carbon monoxide detectors, a current city business tax receipt, the property's registration with the Broward County Tourist Development Tax Section, a Florida Department of Business and Professional Regulation license as a transient public lodging establishment, and Florida Department of Revenue tax registration or proof of exemption. Photos of the required postings are also filed. The fee schedule in section 13-82 lists a $250.00 application and registration fee and a $40.00 re-inspection fee per trade.

A certificate is valid for no more than one year, expires September 30th, and is void after a year unless renewed through the same procedure. It is specific to the property and cannot be transferred. It is denied or not renewed if materials are missing, life safety violations are not cured, or a certificate for the property was revoked within the previous twelve months. Registration does not override a covenant, deed restriction or private agreement that bans short-term rentals.
