Washoe County, NV Short-Term Rentals: Short-Term Rental Permits (2026)

Under WCC Article 319, an STR permit is valid for 12 months from issuance and must be renewed annually. Renewal application and fees must be submitted before expiration; a courtesy email is sent 30 days before the expiration date, but timely renewal is the owner's responsibility. If not renewed by the expiration date the permit is null and void and the owner must cease listing and operation until a valid permit is obtained. Each STR receives its own unique permit; property managers may manage multiple properties under one account but must submit a separate application per property. All advertisements must include the permit number.
