Section 6.505 of the Unified Development Ordinance (Ordinance No. 9812, effective December 12, 2023) permits short-term rentals only on parcels larger than one acre or within the Old Town Master Development Plan area, and only in single-family or two-family (duplex) dwellings, never in an ADU or accessory structure. The owner or a local representative must occupy a dwelling on the same or an adjacent parcel. Hosts obtain a City business license, provide contact information, post the noise ordinance in each room, and equip units with a fire extinguisher, bedroom smoke alarms, child-proofed outlets, an escape-route map, and carbon-monoxide detection.
