Sedona City Code §5.25.030 requires an annual city-issued short-term rental permit for every STR unit. No advertising or operating without a valid permit. Permits expire one year from issuance.
Each STR unit needs its own permit — multi-unit owners cannot share permits across properties. Before applying, the owner must obtain an Arizona Department of Revenue Transaction Privilege Tax (TPT) license. Application materials include property identification, owner contact information, designated emergency point of contact, and the application fee. Renewals should be filed 1–2 weeks before expiration; the city has up to 7 business days to approve but most renewals process in 2–3 days. Sedona adopted enabling ordinance under Arizona SB 1168, which gave cities authority to require annual fee-based STR permits.
