Tacoma requires short-term rentals that rent individual guest rooms to keep a chronological guest register with names, dates, and photo ID, and to retain those records for three years.

Every person operating or conducting any transient accommodation as defined herein shall at all times keep therein a register system which shall be kept in chronological order by date and include the time the guest checks into and out of the guest room, the name and mailing address of the person renting the guest room, and the names of all other persons occupying the guest room. The owner or operator shall also require valid photo identification for all guests, including those paying in cash, money order, traveler check or personal checks, or by voucher, at the time of registration. Such identification shall be in valid and current form issued by a governmental entity. The operator of any transient accommodation shall keep a permanent record of all reservations made for and on behalf of any guest and a copy of guest photo identification taken at the time of registration. Registration records are to be kept in chronological order by date and retained for a period of three years, and shall be open to inspection at all times by any police officer of the City or the state of Washington or other City official conducting official City business. Full Breakdown

TMC § 6B.140.050 requires every licensed transient accommodation, a category covering short-term rentals that rent individual guest rooms rather than the whole dwelling, to keep a register listing check-in and check-out times, the guest's name and mailing address, and everyone occupying the room, with valid photo ID verified at registration. Records must stay in chronological order and be retained for three years, open to inspection by Tacoma police or other city officials at any time. Short-term rentals that rent an entire dwelling are excluded from this chapter's definition and are instead regulated through Title 13's zoning-based short-term rental standards.

Violations & Fines

Failing to maintain the required guest register or retain records for three years is a licensing violation under Chapter 6B.140, and can lead to suspension or revocation of the transient accommodation license.

Frequently Asked Questions

Does this guest-register rule apply to a whole-house Airbnb in Tacoma?

How long must a Tacoma host keep guest records?
Guest registration records must be kept in chronological order and retained for three years, open to inspection by police or city officials at any time, per TMC § 6B.140.050.
