Bayonne, NJ Short-Term Rentals: Taxes & Fees (2026)

Bayonne funds its short-term rental permitting program through fees set out in § 33-20.3 of Article XX. Section 33-20.3.c requires an owner or authorized agent to submit a short-term rental permit application to the Department of Planning, Zoning, and Development along with an initial registration fee of $1,000, and specifies that the fee shall be non-refundable, including in the event that the application is denied. Once issued, a permit is valid for one year from the date of issuance under § 33-20.3.d. To keep operating, § 33-20.3.e requires annual renewal based upon the anniversary of the original permit issuance, submitted with a renewal registration fee of $750.

Section 33-20.3.f adds that the permit shall expire automatically when the STRP changes ownership, at which point a new owner who wants to continue short-term renting must file a fresh initial application and pay the full $1,000 fee again rather than the $750 renewal rate. The same automatic-expiration and new-application rule applies if a permit was previously revoked or suspended. These fees are separate from, and in addition to, any land-use or zoning approval fees required under the City's Planning and Development Regulations, and from any Municipal Court fines assessed for violations of the article under § 33-20.7. The application itself must be submitted under oath on a form the Department specifies, per § 33-20.4.a.
