Lynnwood, WA Sign Regulations: Freeway-Facing Signs (2026)

0830 sets separate area, number, setback and height standards for pole signs, monument signs, ground signs, wall signs and other sign types citywide. For sites near the city's freeway corridors, the section adds a dedicated buffer: pole signs and monument signs must be located at least 100 feet from adjacent Interstate 5, Interstate 405 and State Route 525 boundaries, and at least 100 feet from the Snohomish County PUD right-of-way where it runs alongside I-5. That 100-foot buffer does not apply to signs sited next to freeway on-ramps and off-ramps.

Pole signs generally top out at 25 feet above average ground level in commercial zones, but drop to 20 feet on any property separated from I-5, I-405 or SR-525 by a public street. Monument signs work the other way: the base commercial-zone cap is 25 feet, but a monument sign can reach 30 feet if it is within 500 feet of one of the three freeways and at least 100 feet back from a public street, letting freeway-adjacent businesses build a taller, more visible sign than anywhere else in the city.

All freeway-facing signs also carry the base setback requirements: pole signs must sit more than 35 feet from the street right-of-way and at least 10 feet from side or rear property lines, moving to 25 feet where the adjoining property is zoned residential. The rules are enforced by the city's development and business services department through the sign permit process; a sign that does not meet the setback or height table is treated as a code violation subject to correction or removal, not a discretionary variance.
