210 of the Temecula Municipal Code (Development Code) restricts freeway-oriented signage in commercial districts to parcels or shopping centers that actually have freeway frontage. Only two formats are allowed: freestanding signs, which may identify a center, multiple tenants, or a single tenant, and wall-mounted signs, which may only identify a single tenant occupying an entire building on the parcel. For freestanding signs, a single-tenant business not in a shopping center gets one identification sign per parcel, but that business then forfeits a separate monument sign along its street frontage (unless three or more parcels join to erect a shared multi-tenant freeway sign, in which case each still keeps its street-frontage monument sign).

Shopping centers larger than seven acres are allowed one multi-tenant freeway sign; centers with more than 1,330 feet of frontage get two. Maximum sign area is 50 square feet for a single-tenant identification sign and 100 square feet for a multi-tenant identification sign, with a maximum of three tenants listed per multi-tenant sign.
