Full Breakdown

UDO 18.390.140(K) allows solar collectors subject to performance standards and requires a building permit before any solar collector system is installed. On pitched roofs, collectors on front or side roof planes visible from the public right-of-way stay below the roof peak and project no more than 2 feet perpendicular to the mounting point; rear roof planes allow 4 feet. On flat roofs, collectors sit at optimum angle where a parapet fully screens them from public streets; without a parapet they go in the most obscure location that preserves efficiency. Wall-mounted panels project no more than 5 feet and extend 25% into a required side setback, 50% into a rear setback, and none into a front setback.

Violations & Fines

Installing without a building permit or outside these standards violates the UDO. Section 18.100.110 penalties reach a $500 fine or six months' imprisonment, each day a separate offense.

Frequently Asked Questions

Can I put panels on my street-facing roof?
Yes. Collectors on front or side planes visible from the right-of-way may not extend above the roof peak or project more than 2 feet perpendicular to the mounting point.
Where may ground-mounted panels go?
In the rear yard, at least 12 feet inside the property line, no taller than 8 feet, with all serving lines placed underground.
Do wall-mounted panels have to respect setbacks?
Partly. They may extend 25% into a required side setback and 50% into a required rear setback, but no part may enter a required front setback.
