Full Breakdown
Edison's affordable-housing chapter raises base density in specific multi-family zones in exchange for set-asides: the R-A-th zone rises to 8 units/acre, R-BB-th from 5 to 8 units/acre, R-B-th from 10 to 15 units/acre, and the L-R zone from 10 up to 23 units/acre, each requiring a 10 to 20 percent set-aside for affordable sale or rental units. The bonus implements the township's Mount Laurel/Fair Housing Act obligation under N.J.S.A. 52:27D-301 et seq.; dimensional standards for each district otherwise sit in the code's off-file Schedule A.
Violations & Fines
Building beyond the increased density without providing the required affordable set-aside violates the zone's density-bonus condition and can bar site plan or building permit approval.
