Sec. 9 runs two bonus tracks a development can combine, extra building stories/height and extra residential density, but both are capped together: Sec. E limits the total density bonus a project can receive to a 50 percent increase over its applicable by-right density. On the height side, a project earns one additional story by dedicating public open space equal to at least 20 percent of the site (two stories at 30 percent), calculated by multiplying the open-space square footage by the number of by-right stories; the same formula applies to onsite heritage-tree preservation areas.

Other height triggers include onsite transit support facilities such as bus bays or park-and-ride lots (one bonus story), and undergrounding overhead utility lines beyond what is otherwise required (up to two stories per completed street segment, one story for undergrounding along the development's own frontage). On the density side, Sec. 5 bonus units per acre, climbing to 10 bonus units per acre for a tree over 71 inches in diameter, and a parallel scale rewards preserving clusters of three or more regulated trees. Species in a preserved cluster must appear on the Gainesville Tree List, average at least 8 inches DBH, and may not include laurel oak, water oak, slash pine or loblolly pine.

A separate density bonus is available for providing affordable housing or a payment-in-lieu under Division 6 of Article IV. Every bonus request, height or density, is discretionary: Sec. D requires the city manager or designee to review and approve each one against the section's criteria before it is granted.
