A bonus above that base is available: any project designing more than 30% of its area as usable open space meeting the § 24-302 open and civic space standards can build up to 18 units per acre. A parallel exception lets home-site lots shrink from the standard 2,500-square-foot minimum to 1,200 square feet under the same 30%-open-space threshold. The bonus applies only within R-MH, a district established through rezoning under § 24-204 or a planned unit development under § 24-205, it is not a citywide program.
