AMC Title 21, last comprehensively rewritten in 2013 and amended frequently since, divides the Anchorage Bowl into residential R-1 through R-4, town-center commercial, industrial, and public-lands districts, plus the Hillside, Girdwood, Eagle River, and Chugiak service-area overlays. The Anchorage 2040 Land Use Plan, adopted by Assembly Resolution 2017-180, designates growth corridors along Northern Lights Boulevard, Mountain View, and Spenard, and protects established neighborhoods with neighborhood-conservation districts. Title 21 also implements design standards addressing the long winter dark, requiring articulated facades and pedestrian lighting along arterial transit corridors.
Land-use violations under AMC Β§21.03 incur civil penalties up to $1,000 per day, mandatory abatement, and a Notice of Violation recorded against the property until corrected.
