The 30-day floor is repeated for ADUs inside an existing structure (§9.295.020.E.1.d), for new attached/detached ADUs (§9.295.020.E.2.d), and for JADUs (§9.295.020.E.4.c). ADUs may be rented but not sold separately from the primary residence unless one of the §9.295.020.E.1.c qualified-nonprofit-buyer carve-outs (AB 1033 / AB 345) applies. Long-term tenants in an ADU receive AB 1482 statewide rent-cap (5% + CPI, max 10%) and just-cause protection under Cal. Civ. Code §§1946.2 and 1947.12 once they reach 12 months continuous occupancy (or 24 months for unrelated households), subject to the single-family-home exemption rules.
Renting an ADU or JADU for less than 30 days violates §9.295.020 and exposes owners to citations under Menifee Municipal Code Title 1 administrative enforcement, plus state hosting-platform penalties.
