Corpus Christi allows one detached accessory dwelling unit or garage apartment per lot in any residential zoning district, complete with a full kitchen. UDC Section 5.3.2.A caps the unit's floor area by district, from 500 square feet in RS-4.5 up to 1,000 square feet in FR, RE and RS-22, and folds it into the lot's overall building coverage and yard limits.

1. A detached accessory dwelling unit may be permitted in any residential zoning district. The unit may include a full kitchen. 2. Only one accessory dwelling unit shall be permitted per lot or parcel. 4. The total floor area of the accessory dwelling unit shall not exceed the lesser of either the total gross floor area of the principal residential dwelling unit, or as follows: A. 1000 maximum total square footage of habitable space for FR, RE, and RS-22 Zoning Districts B. 800 maximum total square footage for RS-15 and RS-10 Zoning Districts C. 500 maximum total square footage for RS-6 and RS-4.5 Zoning Districts, with the exception that lots over 10,000 square feet may allow for a maximum of 800 total square footage. 5. The principal residential and accessory dwelling unit together shall not exceed the maximum zoning district building coverage. 6. All principal structure yard requirements shall be met. 7. The accessory dwelling unit shall not exceed the maximum zoning district height. 8. Separate meters are prohibited except for irrigation purposes.

Full Breakdown

A, effective with Ordinance 032357 on February 23, 2021. A detached ADU, including a garage apartment, may be permitted by right in any residential zoning district and is allowed a full kitchen, not just a kitchenette. Only one ADU is allowed per lot or parcel; a second detached unit is not permitted even if the lot could otherwise support it. 5 lot larger than 10,000 square feet can go up to 800 square feet. The ADU and the main house together still cannot exceed the zoning district's maximum building coverage percentage, and the ADU has to meet every yard setback that applies to the principal structure, so it cannot sit closer to the property line than the house itself could.

Height is likewise capped at whatever the zoning district allows for a principal structure. The ADU cannot have its own separate water or electric meter; only an irrigation meter may be separately metered. A distinct owner-occupancy condition and a pre-1980 garage-conversion exception sit on top of these general standards within the same UDC section.

Violations & Fines

An ADU that exceeds its district's floor-area cap, adds a second detached unit, or is metered separately is a violation of the Unified Development Code. Development Services can refuse a certificate of occupancy or building permit for the noncompliant unit under Section 10.1, and under Section 10.3 a conviction carries a fine of up to $2,000 for a health, safety or welfare violation, or up to $500 otherwise, with each day of continued violation a separate offense.

Frequently Asked Questions

Can I add a detached ADU on my Corpus Christi lot?
Yes, in any residential zoning district under UDC Section 5.3.2.A, but only one detached accessory dwelling unit is allowed per lot or parcel, and it must meet the district's floor area cap, yard setbacks and height limit that apply to the main house.
How big can a Corpus Christi ADU be?
Corpus Christi ties ADU size to your zoning district: up to 1,000 square feet of habitable space in FR, RE and RS-22, 800 square feet in RS-15 and RS-10, and 500 square feet in RS-6 and RS-4.5 (800 if the lot exceeds 10,000 square feet), always capped at the size of the main house.
Can my ADU have its own kitchen and utilities?
The unit can include a full kitchen under Section 5.3.2.A.1, but it cannot have its own separate water or electric meter; Section 5.3.2.A.8 allows a separate meter only for irrigation, so utility service runs through the principal house's account.
Does my ADU count against my lot's building coverage?
Yes. Under Section 5.3.2.A.5 the principal house and the accessory dwelling unit are added together, and the combined footprint cannot exceed the maximum building coverage percentage set for your zoning district, so a larger ADU can limit how much house you can build.
