Galt must allow Accessory Dwelling Units on residential lots under California Government Code 65852.2. Detached ADUs up to 800 square feet are ministerial, with 4-foot side and rear setbacks and no required replacement parking near transit.
State ADU law in Government Code Section 65852.2 and Junior ADU law in Section 65852.22, strengthened by AB 68, AB 881, SB 13, and AB 1033, preempt local rules that would obstruct ADU creation. Galt's Zoning Ordinance implements these mandates. Every single-family and most multifamily residential properties in Galt may add one ADU plus one Junior ADU. A detached ADU up to 800 square feet with a height of 16 feet must be approved ministerially with 4-foot side and rear setbacks. An attached ADU may be up to 50 percent of the primary dwelling's living area. JADUs up to 500 square feet must be carved from within the existing home and may share a bathroom with the main unit. Owner occupancy is required for JADUs but not for ADUs permitted between 2020 and 2025. Impact fees are prohibited for ADUs under 750 square feet. Permits must be acted on within 60 days. AB 1033 allows Galt, if it opts in, to permit condo-ization of ADUs. ADUs cannot be rented for stays under 30 days.
