105 sets the city's local ADU program, adopted consistent with Government Code sections 66310 through 66403. a, a lot developed with a single-unit dwelling may build a maximum of two accessory dwelling units, one ADU and one junior ADU, or two junior ADUs; a lot with a duplex or multi-unit dwelling may add up to two ADUs. ADUs do not count toward the lot's density calculation and are treated as a residential use consistent with the general plan and zoning designation. b caps a detached ADU at 1,200 square feet, or a combined 1,200 square feet if two detached units are built on one lot, while an attached ADU is capped at the greater of 50% of the existing primary dwelling's floor area, or 850 square feet for a one-bedroom-or-smaller unit and 1,000 square feet for a larger one.

Detached units must sit at least 4 feet from the primary dwelling and from any other detached ADU. ii applies the underlying zone's height, lot-coverage, and open-space standards to the ADU, except that an ADU occupying less than 800 square feet of lot coverage is exempt from the maximum lot-coverage and minimum open-space rules entirely.
