BL2025-1007 (effective late 2025) made DADUs permitted by right in most residential areas within Nashville's Urban Services District (USD). The alley access barrier has been removed. Previously capped at 700 sq ft on all lots, the size limit was raised: up to 700 sq ft standard, up to 850 sq ft on lots over 10,000 sq ft. DADUs must still be subordinate in size, height, and mass to the primary home; DADU eave height cannot exceed the primary structure's eave height. Minimum setbacks: 5-foot side and rear; 10-foot separation from primary dwelling. Only one DADU per parcel. A contractor (not self-permit) must pull the permit. DADUs may not be rented short-term. ADUs in historic overlays require MHZC approval and a recorded covenant; rental for income is generally prohibited in historic overlays.
