The City of Selma permits Accessory Dwelling Units under its municipal code Title 11, consistent with California Government Code Sections 65852.2 and 65852.22. For properties that do not meet standard lot coverage, setback, or floor area ratio standards, an ADU of up to 800 square feet is still permitted with minimum 4-foot rear and side setbacks. No additional setback is required when building in the same footprint and dimensions as an existing structure, with up to 150 square feet of additional space allowed for ingress and egress. One off-street parking space is required per ADU unless the property is within half a mile of public transit, the ADU is a garage conversion, or other state exemptions apply. JADUs require no additional parking. ADUs under 750 square feet are exempt from impact and maintenance fees. Fire sprinklers are not required if the primary residence lacks them. Selma offers pre-approved ADU building plans to streamline the process. HOA restrictions prohibiting ADUs on single-family properties are void under California law.
Building an ADU without required permits may result in stop-work orders and penalties. Unpermitted ADUs must be brought into compliance through the permit process. The Building Department may require removal of noncompliant construction.
