Camarillo, CA Accessory Structures: Shed Rules (2026)

California Building Code Section 105.2, adopted by Camarillo through CMC Title 16, exempts one-story detached accessory structures up to 120 square feet from building permits, provided they are used only for storage and do not contain electrical, plumbing, or mechanical systems. Sheds exceeding 120 square feet or 10 feet in height require a building permit. All sheds regardless of size must comply with CMC Title 19 zoning standards for setbacks (typically 3-5 feet from rear and side property lines), lot coverage maximums, and height limits. Sheds may not be placed in front yard setbacks, easements, or the public right-of-way. Pre-fabricated and shipping container-style sheds may face additional restrictions. Sheds used for habitable purposes (home offices, workshops) require permits and must meet building code standards for light, ventilation, and egress. In Camarillo's HOA communities, architectural review approval is required for any shed, and many HOAs restrict shed sizes, styles, and placement more strictly than city code.
